INFORMAL
PLAN REVIEW REQUIREMENTS for
UNSEALED DOCUMENTS
Plans detailing
one-and two-family residential dwellings
having less than 3,500 square feet of
finished area and alterations and repair
work determined by the respective plan
review/inspection official to be of a
minor nature need not be sealed. We
request that one (1) complete set be submitted,
at least five (5) working days in advance
of when the permit is needed, as follows:
Building
Plans. Site plan, foundation
and floor plan, roof and wall section,
stairway and riser plan and building elevations.
When a Seal is Required for Building Plans: One-and
two-family residential dwellings having
more than 3,500 square feet of finished
area and ALL other structures.
Electrical
Plans. See building plans
above. When a Seal is Required for Electrical
Plans: The wiring or alteration to
an electrical system is more than 400
amps and is in excess of 3,500 square
feet in all buildings.
Mechanical
Plans. See building plans
above. When a Seal is Required for Mechanical: (1)
One-and two-family dwellings when the
total building heating/cooling system
input rating is 375,000 Btu's or more. (2) Business,
mercantile, and storage buildings having
more than just HVAC equipment, more than
one fire area and are more than 3,500
square feet. (3) Work completed
by a governmental subdivision or state
agency costing more than $15,000.00.
Plumbing
Plans. See building plans
above. When a Seal is Required for Plumbing
Plans: (1) One-and two-family
dwellings containing more than 3,500 square
feet of building area. (2) Assembly,
Business, Mercantile, and Storage buildings
with a required plumbing fixture count
of more than 12. (3) Work completed
by a governmental subdivision or state
agency costing more than $15,000.00
Energy Code
Plans. Floor plans, building
sections, details, average annual degree
days, exterior envelope component materials,
"U" values of elements, "R"
values of insulating materials, size and
type of apparatus and equipment, energy
calculations.
