Accessory Structures

Although technically called an accessory structure, most people would refer to this type of building as a shed.  Some subdivisions in the City have specific restrictions regarding sheds. These are found in the covenants and deed restrictions you would have received at the time you purchased your home.  Covenants and deed restrictions are not enforced by the City.

Details for placing/constructing such a structure on a residential lot in Frankenmuth are included below:
  • Up to two (2) structures are permitted.
  • One structure up to 144 Square Feet and shall not be taller than 10 feet when measured from the average grade to one half the distance between the eaves and roof lines and walls shall not exceed sixteen (16) feet in length.
  • One structure up to 360 Square Feet and shall not be taller than 17 feet in height as measured from average grade to the highest roof elevation.
  • The design and appearance of the shed must conform to that of the dwelling
  • No structure is permitted in the front yard (must be behind the front building line of the dwelling)
  • Structures must be placed at least five feet from the side or rear property line. If you live on a corner lot, the structure must be 25 from the street side yard.
  • Structures 200 sq ft or greater must be placed at least ten feet from the side or rear propety line.
A zoning permit is required. 

As you prepare to place or construct your shed, determine the exact location of your property lines. Prior to any digging, check for underground utilities by contacting MISS DIG at 811 or 800-482-7171 at least 72 hours prior to excavating.
